Bravo Capital is a New York City lender approved by HUD for multifamily (MAP) and healthcare (Section 232/LEAN) loans. It finances stabilized apartment buildings, skilled nursing facilities and assisted living facilities with FHA-insured Section 223(f) loans, and through its affiliate, Bravo Property Trust, it makes bridge, construction and bridge-to-HUD loans.
Those figures come from HUD's own loan-level records, which follow every firm commitment from the day HUD agrees to insure a loan to the day it closes.

What sets Bravo apart
Four things stand out in HUD's records and in how the firm is built.
A HUD record without a lost commitment
A firm commitment is HUD's agreement to insure a loan, and the months between commitment and closing are where HUD deals come apart: borrowers walk away, rates move and loans resize, deadlines lapse. From January 2022 through December 2025, 286 of the 2,535 Section 223(f)-family commitments HUD issued, apartments and healthcare together, ended withdrawn, expired or rejected. That is 11.3%.
Bravo had 22 commitments in that window, and none fell through. At the market's rate, a book of 22 would come through untouched only about once in 14 times, and a record like that reflects how carefully a lender screens and prepares a deal before it goes to HUD. It has held in 2026: The Grosvenor in Kew Gardens and Wyndhurst in Lynchburg, committed in January and April, both closed in July.
Skilled nursing in Virginia and West Virginia
Bravo is an active Section 232 lender in Virginia and West Virginia. Since September 2025, HUD has issued it six skilled nursing commitments under Section 232/223(f), $143.2 million covering 557 beds, including Blue Ridge Therapy Connection in Stuart, Virginia (178 beds, $41.65 million) and Wyndhurst Health and Rehabilitation in Lynchburg (120 beds, $34.16 million). Five have closed, and the sixth, in Winchester, was committed in June 2026. Healthcare was 57% of Bravo's HUD dollars in the twelve months to June 2026.
Its experience with care facilities reaches beyond HUD. Bravo was already financing skilled nursing on the bridge side in 2022, and Bravo Property Trust has since lent on assisted living and memory care communities in Michigan and Virginia.
An FHA underwriting desk built for healthcare
Bravo holds HUD's Section 232/LEAN approval and has staffed its FHA underwriting desk from Wells Fargo, Centennial Mortgage and Greystone. FHA Chief Underwriter Matthew Fisher oversaw the Section 232 underwriting platform at both Wells Fargo and Centennial. In a Skilled Nursing News profile, Deputy Chief Underwriter Mitchell Reiser described a Virginia skilled nursing deal on which HUD issued the firm commitment "within four days of assignment."
Bravo has also published a white paper on HUD's Express Lane for healthcare loans, and its free HUD Express Lane Qualifier lets skilled nursing, assisted living and board-and-care owners check whether a Section 232/223(f) refinance is a candidate for Express Lane processing.
Stabilized apartments, above all in New York
New York is Bravo's largest HUD market. All seven of its Section 223(f) commitments in the state have closed, for $171.0 million in total, from The Ithacan, a 200-unit building in Ithaca that closed at $57.8 million, to six buildings in Brooklyn and Queens. One of them, 1533 East 19th Street in Brooklyn, closed with a reduced mortgage insurance premium under HUD's green program for energy-efficient housing, Commercial Observer reported.
Outside New York, Bravo has closed HUD apartment loans in California, Delaware, Ohio, Texas, Connecticut, Pennsylvania and New Mexico, including $49.4 million for Cathedral Arms in San Diego and $44.2 million for Residences at Rodney Square in Wilmington, Delaware.
Bravo Property Trust: bridge, construction and bridge-to-HUD loans
Bravo pairs its HUD lending with an affiliate, Bravo Property Trust, that makes bridge, construction, bridge-to-HUD and mezzanine loans. PERE Credit named Bravo Capital its 2024 Alternative Lender of the Year in the sub-$5 billion real estate AUM category, citing "a rare bridge-to-HUD financing platform," and cited two key financings: a $169.3 million construction loan for a 477-unit development in Jersey City (West Side Square) and a $57.8 million HUD refinancing in Ithaca, New York (The Ithacan).
Bravo says its bridge-to-HUD loans run from $3 million to $75 million and up, lend up to 80% of as-stabilized value and 90% of cost, and carry interest-only terms of up to 36 months, on apartments, skilled nursing and assisted living. Loans reported by trade press or by Bravo include:
- $169.3 million construction loan for West Side Square, 477 units in Journal Square, Jersey City, New Jersey (June 2024).
- $68 million senior construction loan, structured as bridge-to-HUD, for Bayonne Luxury Waterwalk, a planned 180-unit building in Bayonne, New Jersey (July 2026).
- $65 million construction loan structured as bridge-to-HUD for 682 Route 440, a planned 218-unit tower in Jersey City (March 2025).
- $42 million cross-collateralized bridge refinance, with co-lender OakNorth, for two assisted living and memory care communities, Hampton Manor of Taylor, Michigan (81 licensed beds) and Hampton Manor of Chesapeake, Virginia (96 licensed beds), reported December 2025.
- $30.6 million of bridge financing in 2022 for a sponsor's purchase of a six-facility, 453-bed skilled nursing portfolio in Pennsylvania (Bravo release, July 2022).
Where Bravo fits
- Owners of stabilized apartment buildings buying or refinancing with 35-year, fully amortizing HUD debt, above all in New York, where all seven of Bravo's Section 223(f) commitments since 2022 have closed.
- Skilled nursing and assisted living operators refinancing under Section 232/223(f), with an FHA underwriting desk drawn from Wells Fargo, Centennial Mortgage and Greystone and five Virginia and West Virginia skilled nursing closings since February 2026.
- Sponsors who need bridge, construction or mezzanine financing, through Bravo Property Trust, including loans structured as bridge-to-HUD.
