Duplex, Triplex and Fourplex Loans for Investors
A 30-year loan on a 2-4 unit rental, qualified on what the units rent for instead of your tax returns. Up to 80% of value, from $75,000 to $2,000,000, with the loan in your LLC. For investors only: nobody in your group can live in the building.
Run a 2-4 Unit Rental
Enter each unit's rent and whether it is leased. The calculator counts the rent the way the lender does, then shows the most principal and interest that rent can carry and the most the leverage limit allows. It does not assume an interest rate: add the rate you are quoted to see your payment and your DSCR.
Send the deal and a person checks it against the program terms, then replies by email with what the lender can do.

How the Lender Counts the Rent
The test is the same one used on a single-family DSCR loan: gross monthly rent divided by the full monthly payment, meaning principal, interest, taxes, insurance and any HOA dues (PITIA). Nothing comes off the rent first for vacancy, management or repairs, and your own income is not part of it.
What changes with more doors is how the rent is added up. Each unit is counted on its own. For a leased unit the lender uses the lower of the lease and the market rent the appraiser sets for that unit, so a below-market lease counts at what it actually pays and an above-market one is cut back. A vacant unit counts at 90% of its market rent.
Take a fourplex with three units leased at $1,400 and one empty unit that would rent for $1,400. The leased units count $4,200 and the vacant one $1,260, for $5,460 a month. At 1.05x that rent supports up to $5,200 of total monthly payment, and taxes, insurance and dues come out of that before principal and interest. On a purchase the empty unit is fine. On a refinance it is the most the program allows: a second vacancy would have to be leased first.
Two to Four Units, or Five and Up
A building with four units or fewer is financed as residential property, which is why it can go on a 30-year DSCR loan sized on rent rather than on a commercial underwriting of net operating income. Its appraisal is the small residential income property report that covers 2-4 unit buildings, with a market rent for each unit.
At five units the building becomes commercial multifamily: the lender underwrites NOI, and the usual starting points are Fannie Mae small loans and Freddie Mac small balance loans. Run those numbers in the multifamily mortgage calculator and the DSCR calculator.
Own several duplexes and fourplexes already? They can go on one rental portfolio loan tested on their combined rent.
Buying to Renovate or Build
A 2-4 unit building that needs work before it can rent is a fix and flip loan first: up to 90% of the price and 100% of the rehab budget, capped at 75% of after-repair value. Once the work is done, a bridge loan can carry it until it qualifies for the 30-year loan above. Building a new duplex or fourplex from the ground up takes a construction loan; the ground-up construction program asks for one or two prior builds.

Check a Deal
Send the building and your rough credit score. A person checks it against the program terms and replies by email with what the lender can do, or why it does not fit. Sending it does not pull your credit.
